    The Florida Legislature stole my thunder and passed Senate Bill 4D - Building Safety Act for Condominium and Cooperative Associations, in special session May 23-25, 2022. SB 4D is 88 pages long and written in legalese so most folks will never read it. However, buyers are demanding information-not just financial which they are already entitled to under the law-but information on inspections, insurance, loans, mortgages and liens on the property, and answers to virtually any questions they want to ask. My purpose in writing this book is to put forth workable solutions to problems that make most folks roll their eyes and say "good luck with that." The Florida Legislature enacted laws to solve my "good luck with that" problems and went further than I dreamed possible when I began writing this book. In my opinion, his work on the Champlain Towers South Tragedy will change the work of lawyers, accountants, insurance and mortgage companies, and other construction and building professionals for the future and will keep ordinary citizens safe in their homes.
